Paul Panus joined CMI in 1986. Since then, he has built and maintained long-term client relationships some of which, including United Way, Goose Creek CISD and the Center for Hearing & Speech, nearly match his 25-year tenure with the firm. Landlord and tenant loyalties are a direct result of the responsiveness and high level of customer service provided by CMI.

Mr. Panus provides full-service management for office, retail, industrial and warehouse properties including sites for recognized national tenants such as Keebler, Best Buy, Kroger and more. He understands the factors that make property management appealing and profitable to investors, and he knows how to maintain the balance between landlord expectations and tenant satisfaction. On behalf of the landlord, Mr. Panus selects service contractors, supervises on-site personnel, manages tenant relations, conducts timely rent collection, ensures the completion of day-to-day asset maintenance, recommends and coordinates capital and tenant improvements, and prepares management and budget plans.

Mr. Panus has been involved in new construction, tenant build-outs and renovations for clients. In addition, he has had direct responsibility for over 100 property takeovers. Several of these properties have been multi-tenant medical, professional and retail buildings that have required common area renovation and supervision of tenants’ specialized improvements. He has also helped properties achieve and maintain the Energy Star Rating which indicates adherence to stringent guidelines enforced by the EPA.
